Key Information

Property Description

The proposal seeks to maintain the use as a single family dwelling. This change of use is in line with the planning permission granted in 202o.

Layout

Reinstatement of filled in existing basement and restore to original fabric.

The proposed layout has been largely driven by the existing layout of the building, and the requirement to work with the historic fabric. Through the Statement of Significance, it was found that the outbuildings to the rear are of least importance in the overall development and have been heavily modified over time, therefore the removal of a unsightly toilet block located in this area is considered an enhancement to the historic fabric at the same time enlarging the amenity space for the residential dwelling. Minimal intervention has been proposed in these areas to retain as much historic fabric as possible; where it is required to removed historic walls, the nibs will be retained in order to reveal the chronology of the building.

The main entrance to the house will be via the corner access off High Street, however the proposals seek the removal the non-original timber panelling internally to provide suitable living space. The existing internal entrance door is a modern addition and has altered the panelling around it, therefore the removal of this door and reinstatement of the panelling is seen as beneficial.

There are three existing access points to the buildings, which will remain as existing. The door to No.1 Bourton Road will provide access to the upper floor accommodation; the main corner door will provide access to the home, and the third door off High Street will provide secondary access to the home.

The first floor accommodation is divided into two sections; No.1 Bourton Road, and The Old Bank.

These were historically two separate buildings and as such have differing floor levels, with no existing access between the two buildings on the upper floors. It was therefore considered appropriate to retain these as separate areas each accessed off their historic access points.

Within No. 1 Bourton road there are some minor alterations to create a new ensuite bathroom but all of the forms of the existing rooms will be retained.

Within The Old Bank, three bedrooms are to be formed on the first floor with the addition of new partitions to provide ensuites for the bedrooms.

The layout of the second floor largely reflects that of the first floor. Within No.1 Bourton Road, two further bedrooms are provided.
